Every booking that arrives through an OTA costs you somewhere between 15% and 20% once you count the host service fee, the guest-side fee baked into your rate, and payment processing. On a property doing ₹6 lakh a year, that is roughly a lakh of rupees leaving the building annually — for guests who, in many cases, would have booked you anyway.
You are never going to replace the OTAs. You do not need to. Moving even a fifth of your bookings direct is transformative.
**Past guests.** The single most valuable list you own. They have stayed, they liked it enough to consider returning, and they need no convincing about the property. They are also the cheapest to reach: you already have their phone number.
**Referrals from past guests.** In India this is overwhelmingly a WhatsApp behaviour. Someone forwards a link to a family group planning a trip. Make that link worth forwarding.
**Repeat corporate or long-stay guests.** If you host consultants, wedding parties, or anyone travelling for work, direct is easier for them too — they often need an invoice you can actually customise.
Indian travellers are, reasonably, wary of paying a stranger outside a platform. Booking direct means giving up the OTA's dispute process. Your page has to close that trust gap:
A guest looking at your property on Airbnb has no reason to click through to your own site unless there is something in it for them. Give them a number.
Ten percent below your OTA price is enough to be worth the switch and still leaves you 5–10 points better off than the same booking through a platform. Put the code in your checkout message, in your welcome pack, and in your WhatsApp signature.
The mechanics matter: a code that pre-applies from a link is far more effective than one the guest must remember and type. Send one link, code already attached, and the discount is visible before they have entered a single detail.
The link is only as good as its distribution. In order of effectiveness for Indian hosts:
1. **The checkout message to every departing guest.** They just had a good stay. This is peak goodwill. Ask them to save the link. 2. **Your WhatsApp Business profile and status.** Free, and seen by exactly the people who already know you. 3. **Your Google Business Profile,** if you have one for the property. 4. **Instagram bio,** if you post the property at all.
One caution worth taking seriously: do not put direct-booking pitches inside OTA message threads. Platforms scan for it and it is against their terms — a suspended listing costs far more than the commission you were trying to save. Ask in person at checkout, or through the phone number the guest gave you.
A link shared on WhatsApp that shows a photo, the property name and the nightly price gets clicked. A bare grey link does not. If your booking page does not preview properly when pasted into a chat, fix that before you do anything else in this list — it costs you nothing and roughly doubles the click rate on every share.
